What do you get?

  • A thorough visual inspection by one of our experienced RICS qualified surveyors of the inside and outside of the property including garages and outbuildings.
  • Inspection of any roof spaces and lifting of drain covers where accessible.
  • Damp meter readings of accessible ground floor walls.
  • Inspection of low-level flat roofs.
  • A clear concise 30-40 page written report highlighting the condition.
  • The report is split into main elements of the building such as roofs, walls and floors.
  • An easy to read traffic light system (red amber & green) to rate urgency of any repairs.
  • Advice on any matters to be checked by your legal advisor such as guarantees or consents for any alterations or extensions.
  • Advice about any hazards or risks to the property or people.
  • A ‘Market Valuation’ of the property as at the date of inspection.
  • An insurance reinstatement figure, which is often required by your building’s insurers.
  • We aim to get your report to you within 5 working days of inspection.

    We contacted Richard following research to engage him to represent us in our intention of purchasing a property. We managed to find a property and put in an offer. We ask Richard’s advice regarding the property. He did a quick search on the buildings approval permissions and also looked at the property pictures and details of the conversion. Based on his research it highlighted some significant and potential problems which may have an impact for future selling. This placed us in a position to be able to assess the suitability of the property and the failings of the developer who obviously rushed to make a quick profit.
